BOOKING

How to book a room or a studio?

To book with us just call our office 01202 290244 or go to ‘Find A Room’ button. If you’re having any trouble with the online booking system, then just call our accommodation office and speak to our Team.

Do I need a guarantor?

Yes, a Parent or legal Guardian resident in the UK must stand as Guarantor. The Guarantor is legally bound to pay any debts accrued during the tenancy if the tenant refuses to pay. Overseas Students who cannot provide a Guarantor will need to pay the rent in full or use a Rent Guarantor Service – https://rentguarantor.com/?ref=jessicahundrieser

Who can be a guarantor?

A UK based person who is able to take financial responsibility for your rent if you are unable to do so. A guarantor cannot be another student, or anyone under the age of 22 as well as anyone in a bad financial situation. A guarantor will be required to provide us with their photo ID, proof of address and a copy of a recent utility statement.

Can I bring a pet?

Sorry, no pets are allowed.

When can I move in?

You can move in on or after the ‘Tenancy Start Date’ as specified in your tenancy agreement. Our team will write to you near to the time with more information about collecting your keys and our Reception opening hours.

Can I live with my friends?

Yes of course! Depending on availability, you can book a shared flat online with your friends. When filling out the application, make sure you mention your friends name under ‘Do you have any special requests?’ section.

Can I share a room with my partner/friend?

Rooms (both en-suite and studios) are for single occupancy only and cannot be shared.

WHAT HAPPENS IF I CHANGE MY MIND AFTER BOOKING MY ROOM OR DON'T GET THE GRADES/VISA FOR MY CHOSEN UNIVERSITY?

That depends on your circumstances, but if you do not get a place at the University of your choice or did not manage to obtain a student visa and let us know in time (as per terms and conditions of the tenancy agreement), our team will refund your deposit in full.

WHAT CONTRACT LENGTHS DO YOU OFFER? CAN I MOVE OUT BEFORE MY TENANCY END DATE?

We offer a 42-week contract length. You can move out any time, but you will be responsible for any outstanding rent due on your tenancy agreement unless you are able to find a replacement student to take over the remainder of your tenancy.

HOW DO YOU ALLOCATE ROOMS?

When applying for a room you will be asked a series of questions to determine the type of room/flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have disability as defined and covered under the Equality Act 2010. We will attempt to meet your allocation needs as far as practicably possible. You are encouraged to disclose any special requests for your stay such as your preferences regarding culture, religion, sex, gender, etc. to enable us to make an informed decision about your room allocation.

WHAT HAPPENS TO MY DEPOSIT?

Your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the tenancy agreement.

IS THERE A HOLDING FEE?

To secure your room you will need to pay a holding fee of £150.00, this amount will be deducted from the first rental payment. You will have a 72-hour cooling off period. After this period, the holding fee is non-refundable.

DO I NEED A TV LICENSE?

You’ll need to buy your own TV license if you intend to watch TV in your room.

MOVING OUT

DO I NEED TO MOVE OUT OVER THE CHRISTMAS AND EASTER HOLIDAYS?

No – your room is yours for the duration of your tenancy. You only need to move out of the room at the end of the tenancy agreement.

WHEN DO I HAVE TO MOVE OUT?

You have to vacate your accommodation by 10am on the ‘Tenancy End Date’ as specified in your agreement. Anything left in your room after this time will be removed and disposed of and you will be charged a personal belongings disposal fee.

CAN I STORE BELONGINGS AT THE PROPERTY IF I AM RETURNING NEXT YEAR?

You will need to discuss this with the reception team as it will depend on when your current tenancy ends and the new one begins, and whether someone else will be staying in your room over the summer. We normally advise students to contact a storage company in the area.

WILL MY DEPOSIT BE REFUNDED AFTER CHECK-OUT?

After you check out, we inspect the condition of the room and shared kitchen for any possible damage. Kitchen charges will be split equally between all residents in the flat. The deposit is refunded as a cheque, and it could take between 4-6 weeks upon the completion of the inspection.

CAN I MOVE OUT BEFORE MY TENANCY END DATE?

STAYING WITH US

WHAT DOCUMENTS DO I NEED TO BRING WHEN I MOVE IN?

Please bring an official form of ID with you e.g. passport and a letter of enrolment from your university.

WHAT ARE THE RECEPTION HOURS OF THE RESIDENCE?

Our reception hours are 8.30AM – 4.30PM. You can contact our helpdesk on 01202290244 or just pop into reception. The LSC Team will be happy to help you.

HOW DO I FIND OUT WHO I’M LIVING WITH?

We are not allowed to give out names for data protection, but you can use our Facebook page to find your flatmates before you move in.

CAN I EXTEND MY STAY AT THE END OF MY CONTRACT?

We provide short stays, particularly during the summer months, often for students at language or summer schools – please speak to our reception team about this option and they will be able to advise you.

WHAT METHODS CAN I USE TO PAY THE RENT?

Alternatively you can pay by card (at the reception or over the phone) or by bank transfer.

CAN I SMOKE IN MY ROOM?

Lulworth Student accommodation has a strict no smoking policy throughout all buildings. This includes both private and communal areas including the studios, Ensuite rooms and kitchens. Outside the buildings, there are smoking areas with designated ashtrays.

HOW DO I COLLECT MY POST?

Post can be collected from the Halls reception area (you might be asked to show your student ID)

WHAT IS THE POLICY ON GUESTS STAYING IN MY ROOM?

It is best to speak with the staff at the reception to find out if this is okay. You may have occasional overnight guests. Please do not invite someone to stay for more than 2 consecutive nights. Each guest needs to be signed in at the reception for safety reasons.

WHY ARE MY WINDOWS RESTRICTED?

Your window has a restricting device that limits how far it opens. It’s there for your safety so it’s important that you don’t disconnect or damage it, or let anyone else do so. If the window fittings do become damaged, you need to tell a member of the accommodation team straight away. We check all the windows and their fittings regularly, to make sure they’re all safe and working properly.

WHAT DO I DO IF MY INTERNET HAS GONE DOWN?

Your internet is maintained by our external IT Support Service Rejuvenate – if you experience any problems, please contact their helpline on 01202 23 72 73.

SOME OF MY BELONGINGS HAVE BEEN STOLEN, WHAT DO I DO?

If something has been stolen inside your flat, through break in, please contact the local police on 01202 222 222. You will receive a crime reference number, which is important to recover the loss from your insurance, depending on your insurance cover. Our team will assist you to gather any important evidence.

CAN I HAVE A MINI-FRIDGE IN MY ROOM?

We do not allow small appliances. We advise you to speak to our office.

WHERE CAN I LEAVE MY BIKE?

We provide an onsite secured bike shelter allocated at the back of the building. The access code is changed regularly and will be given to you before your arrival. Bicycles are left at your own risk. Please be aware that the UHM is not liable for any loss, damage or theft to bicycles in storage. Although the bike shelter is secured, we recommend locking your bike whenever you leave it unattended. You are advised to use a heavy duty cycle lock to secure your bicycle.

INTERNET ACCESS AND SPEED

Throughout the accommodation there are no service tiers, all users have equal access to the WIFI service. The maximum download speed is capped at 50Mbps per WIFI Client. There are no limits on the number of wireless devices that can be registered.

CAN I PERSONALISE MY ROOM?

As long as you are able to return it to its original state on check-out or you will be charged for any damages.

ARE THE SOCIAL SPACES ALWAYS OPEN?

The social space is open from 8 am to 10 pm and it can be reserved by students for private events. Our gym facilities are open from 6.30AM - 10.30PM daily.

ARE THERE ANY EXTRA CHARGES WHILE STAYING IN THE RESIDENCE?

There are no extra charges. All the bills and the residence facilities are included in your fee. You only need to pay for the laundry.

WHAT’S INCLUDED IN MY STAY?

Our rates are always inclusive of high-speed broadband, utilities, and property taxes. Students also benefit from access to all the common areas, gym and 24/7 support & security at no extra cost.

DOES THE BUILDING HAVE ONSITE PARKING?

Parking is not available.

DOES MY RENTAL PRICE INCLUDE ROOM CLEANING?

We do not offer room cleaning services.

WHAT CAN I BRING?

You can bring most of your belongings, but some electricals aren't suitable for our properties. Small electricals such as rice cookers, small heaters and air fryers.

DOES MY RENTAL PRICE INCLUDE INSURANCE?

Contents insurance is not included. Please note we advise taking out contents’ insurance from trustiest insurer such as Endsleigh Insurance. LSC is not liable for the loss or damage of your personal belongings and room contents.
